Hi all,
I posted this on a different sub a few days ago but it got deleted. Wrong sub I guess. I know it's not exactly a legal question but it does deal with data protection issues so I was hoping someone here could offer advise.
I try to be protective of my information wherever possible.
I have lived in my rented house for approx ten years now. Today I received an email from the agency saying:
"Good morning, The Landlord has to provide details of his tenants together with their National Insurance Nos. to complete his tax return for the financial year. Please can you email me your National Insurance No. in order that I can forward this to the Landlord. Many thanks for your help."
They have never needed this information before and I really don't see why they would need my NI number for the landlord to do HIS taxes.
Has there been a change in the law or something? Or has my landlord just not been paying tax for 10 years?
Basically asking if there is a legitimate reason for this request or not as it seems very odd to be asked this after 10 years renting the same place.

Hi everyone! This is a long one, sorry in advance!!!
I am moving to Florida from out of state and I signed a lease in March. My brother lives nearby so he went and picked up my keys (they required his name from me and for him to show his ID) and then he went into the apartment and completed my move-in inspection. I told the leasing office multiple times that I would not be moving in immediately and would be gradually moving my stuff from out of state and they said it was perfectly fine.
My move was delayed quite a bit but I went to move 90% of my stuff in over Memorial Day weekend and the locks on my apartment were changed. We went to the leasing office and the property manager told us it was an accident because she “didn’t know I had gotten my keys yet” (and tried to put the blame on me a few different times) and stated all the locks had to be changed because an employee was terminated. My brother is very cordial and good at handling these situations so he expressed concern and brought up the Florida self-help eviction statute which says if a landlord changes locks without notifying the tenant the tenant is eligible for 3 months rent (assuming there’s no justification). She was very defensive and said she’d have to talk to her supervisor (which we expected).
We emailed her to follow up on June 1st and outlined that we are seeking reimbursement/credit for the rent I’ve paid so far (for an apartment I couldn’t access) due to 1.) Performing maintenance without 24 hour notice as outlined in the lease, 2.) Changing the locks without informing me of these changes therefore preventing me access, and 3.) Failure to keep detailed logs of who has keys to each apartment (no record of my brother picking up my keys). They have not responded to the initial email, or our follow up requesting confirmation of receipt.
I am needing to go back soon to unpack all my stuff since I wasn’t able to when I moved it all in due to the delay with getting the new keys but I am hesitant to unpack because this has been a horrible first impression of management and I don’t know what is going to end up happening. Does anyone have any insight/suggestions for next steps? I HATE conflict and typically try to avoid it but truly feel we’ve been justified in this situation. Any insight is appreciated because I am just so stressed about the whole thing now 😅 Thanks in advance!

Hi All, I am a new grad moving to a VHCOL City to start work with my partner. Gross combined before bonuses we will be making ~186,000 and plan to fully max 401ks. I do not have state income tax and if my math is correct we should take home roughly 9500 a month post tax and 401k. No car payments or debt. Would also cost to park at the apartment as well. Have any of you been in a situation like this where a splurge on rent felt justified, or are we completely out of our minds for nearing the 50% of post tax on rent alone?

We're relatively young black people and just want to be safe and raise our family as we go about our daily lives and meet friendly people. Some background: We've been dating now for around 2 years. I graduated college at 22 and moved from State A to State B (11 hour drive, no family there for either of us). I got a job there to pair with her job as a flight attendant at that city's major airline hub. She grew homesick and wanted to move closer to family after about a year, so I spoke with my boss and was able to work out a remote work arrangement for the same office - I've been with that company since May 2022 and working remote since April, upon which time we moved in with her parents back in the same metro we grew up. Note that while her family is right here on the west side, my family and friends are all 1 hr+ away on the east side (60-70 miles) so it's been difficult to see them aside from weekends. I've already missed out on a lot I would have typically done with my friends.
Now, 2 people on my team of 5 either "resigned" or were outright terminated. While I don't think my job is in jeopardy and my managers have corroborated as such, I'm trying to keep my options open. One of those ways I want to keep my options open is to stay relatively close to the major city in our region. Well, with her airline's policy on commuting, long story short it's made more sense for her to drive to the next major city (currently around 2:05 drive away) instead of flying standby out of our airport to get to work (35 min drive + airport + flight time).With lower seniority in this base as compared to the old one in State B, super commuting has made her super cranky and she takes it out on me. She admits as such but instead of apologizing, she simply excuses it as normal. The solution, in her view, is to not only move closer to that airport but to BUY A HOUSE closer to that airport. One town she mentioned is still 1:53 away. Now, I'd possibly be willing to rent there, but I don't want to live my whole life in a place so far away from my friends and family. Where we are living currently is bad enough - an amicable compromise to both of us in that regard would be to live a little farther east so that we're 35-45 mins from both of our families and friends. To boot, I'd be closer to the city in the event should I need to commute to a new job's office, up to 5 days a week - I would not have the same luxury in the town she spoke about. I work in a sales-driven, high turnover industry to begin with.
Last night I finally lashed out on her a bit but I was finding her nitpicking about every little thing and taking things out on me I didn't deserve and frankly I let it go on too long. I know for a fact I communicated my boundaries politely several times, but she kept pushing. After moving to and from State B, one of the selling points that finally got me on board for the return trip was that we could be closer to family. Well, I can't if she wants to move. And I have no interest in being marooned on an island with someone who - even when she's only at home ~50% of the week - has a pattern of treating me this way when work is stressful or she woke up on the wrong side of the bed. My hope is that she gains seniority to aid in scheduling favorable trips, or the airline changes their policy to guarantee commuters a seat on a flight (which was the policy up until this year - it could realistically revert to what it was). Until either of those things ease up, I'd entertain the idea of RENTING closer to where she wants but I absolutely do not want to be there long term.I feel like I've sacrificed a ton already in the couple years we've been dating, but it feels like she just keeps taking.
tl;dr: Gf wants to move farther west to be closer to super commute, my family is way east. Moved to and from State B (11 hr drive one way) on her whims in the time we've been dating, and the major reason we came back is to be closer to friends & family. Currently working remote but there's been a lot of turnover there and the majority of job opportunities will be farther east toward the city center, not west. Looking for advice for the fairest compromise or anything else that can be offered. Thanks!

I do not even know where to begin, but I will provide some small context, and be as straight as possible.
I requested my landlord to check the visible water damage, and to test for mold. This took some pressing, but they finally did. Wall tested high levels of mold, including Stachybotrys (technical term for black or toxic mold). She asked me to stay with friends for the repairs, and I demanded I get placed in an airbnb. I request the report and finally agrees to both.
While I am away for 12 days, construction workers are working on the moldy wall and I grant permission for them to enter, along with the landlord. On Wednesday evening she TEXTs me that "an unauthorized person has been living my apartment for a few days". I go check, and I can't fucking believe it. I call her, demand answers and she said that she saw him in the morning and told him to leave, but that workers heard him on Monday morning in my room but didn't say anything.
There is no robbery as the person didn't take any of my belongings, but used my bathroom, toiletries, clothes, beds, kitchenware, cooked, smoked crack (left the pipe), masturbated in the bed, and left really disturbing notes in the house.
I filed a police report, and demanded compensation for the damages, including June's rent back. Putting the non-damaged belongings in storage unit and I demanded my keys back from construction workers "until further notice".
The house is a shithole, she is a horrible landlord, and I need legal advice.

Hey there sorry I am sure this is a very stupid question I am trying to help my old man build an AR for Father’s Day. Last year we both built Aero Epc 9s and had a lot of fun doing it.
I am trying to figure out:

1. What size buffer tube, weight and spring he needs?

We have a spare carbine length buffer tube, spring and buffer weight from our epc 9 but I’m not sure if he needs a carbine buffer or a heavier buffer for his 16” 223 wylde upper with a non adjustable gas block?

1. If you use one of those braided wire springs does it take that common twang out when charging it?

Back story: My wife and I rented a hardshell sit on top kayak at a beach last year and took it out on sea for an hour, got back home later that night and ordered our very first IK which we still currently use the Intex Excursion Pro K2, we are backpack kayakers (we don't drive/own a car but public transport is great in London).
We are still very much beginners you can count on one hand how many times we have been kayaking, our paddling technique could still do with some work, and getting in sync too.
We love our time on the water though, we just love being in water, we want to go in the sea again this year (not too far from the beach in the Intex) and continue to navigate canals/rivers like Regents Canal, River Lea and progress further soon like do the River Thames and a bit of sea kayaking but going slightly further from the beach (not too far that we can't see the beach).
We also want to try a backpack camping trip in the future too, a tent aboard the kayak with us along with some other camping equipment and find a spot to camp along a river or something.
We want to upgrade from our budget IK to something much more water worthy, not that we currently have any complaints with our Intex but I am guessing we will have a much better time in the rivers/canals and sea with something like an AQ or SE?
So far we narrowed it down to an Aquaglide and Sea Eagle, I'm not sure what model suits us best exactly but I guess something like the Chelan 140/155 or SE 420x but again being just beginners we are not entirely sure like someone with more experience would which is the idea of this post, my hopes are that I can get a better understanding of which kayak will be right for us as we look to upgrade from something entry level to more advanced, although we are still entry level we will surely get better with time and we figured the best way to improve over time is with the best kayak possible but within our budget, I notice some of the sea eagles seem to be heavier in comparison to the AQ so will a lighter kayak mean an easier paddle, less energy used and will allow us to kayak for longer before becoming tired?

The thing is, a lot of people in the spiritual community aren't even at that level - they seem to hope for some kind of neutrality where they can build their fantasy worlds, play sorcerers and have cute relationships with pagan deities or demons who demanded pagan sacrifices and sexual slavery a few millennia ago. If these entities exist and appear physically, all delusions of moral relativity or spiritual neutrality will be destroyed and it's their children who will be sacrificed and raped. It's like people who idolize Hellenic deities and say that gods aren't subject to the same moral rules, but if Jupiter were to rape their children and kill their families, they'd be the first to call them tyrannical demons. it's a kind of cognitive dissonance or even intellectual cowardice
Some people may themselves confess to all sorts of theories and conspiracies, but they'd be the first to go back to worshipping the gods and having a servile relationship with them. At least if they were honest and brave and agreed to worship demented deities in exchange for physical privileges I could understand .

Hi there, I’m based in Wales.
I rent a student house with five others, and I have been home for the last month.
Upon arrival back to the house, I have found drugs & someone else’s belongings in my bedroom, along with some damage, which clearly show that someone has been living in my room whilst I was away.
The room stinks of weed, and I have taken photos of the drugs on the table.
My bed is unmade and clearly been being slept in.
I’ve previously contacted the letting agency regarding this issue (I knew people were accessing my bedroom to access the ledge outside my window) as the every other tenant has access to our bedroom codes, and therefore accessing my bedroom when I’m not here. I always lock the door, but when I arrive back to the property my bedroom door is left wide open.
What rights do I have? I’m moving out in a few weeks and I do not want my deposit to be affected by this. I have emailed in the past to highlight this issue.
Any advice would be much appreciated!!

I thought I'd ask here what my options are for renting in the outer Hebridies.
I want to take a gap yea2 years up in the Outer Hebridies, preferably South Uist/Eriskay, to practice Gaelic before Uni, make friends etc.
However no Agency really owns property that they rent in the Outer Hebridies.
So I was thinking of private rent, renting out a room etc. If anyone is a private landlord in the Outer Hebridies, has rented themselves, or knows someone that has, please give me some advice!

Hi! For context, I am a 22 year old university student and I am about to graduate and begin my first ever proper job in Spain teaching English. My university degree is Spanish, Catalan and Japanese. I took a year out last year to study abroad in Barcelona and Tokyo.
I have received three job offers from three different companies: one in Madrid and two in Girona, Catalonia. It was pure coincidence that I received two offers for Girona as I only had preference over region (I chose Catalonia).
I originally wanted to live in Barcelona again, but it is hard to find work there, the rent is high and my girlfriend who lives there broke up with me. I then decided that I wanted to try other places and then got offered Madrid. Weeks later, I received offers for Girona, which is roughly an hour away from Barcelona by train.
All three jobs are very similar but with a few crucial differences: Madrid pays more (around 1000€, Girona pays 800-850€), two of the jobs are in private schools and in Madrid it'll be much harder to practice Catalan.
I cannot find too many places to rent in Girona, however there are many in Madrid. I feel bad that I have the opportunity to keep learning both Catalan and Spanish in Girona, but I feel it will be more realistic to move to Madrid. I would have an agent to help me move to Girona and find a place (ideally for myself).
I feel bad because Girona would be closer to the experience I had in Barcelona.
I also need to add that I am able to study Catalan (and Japanese) in Madrid in language schools, however it wouldn't be the same as using it every day in Girona.
The situation at the moment is: I have been accepted into Madrid, on the condition that I get an appointment for my visa (I am nearly done with getting documents, I need them to book an appointment). I also have been given an offer by one company in Girona and awaiting confirmation with the other.
I really don't know what to do, I like both places and both schools sound really nice. I am torn between where to choose.

So here’s a sitch for you. I am driving with my uncle to a ranch of his outside my town (Texas, for anyone wondering). He has an improvised shooting range with nothing but hills surrounding it, and we were about to go and enjoy shooting some ragdolls on his new AR-15. Two hours of driving in and we pull over at a gas station surrounded by literally nothing with the truck parked literally behind the entrance. He goes it to get his coffee, with me staying in the car, when I figure I’d go for a quick leak while he’s in there. Clueless and comforted by the nothingness surrounding us I go inside, but with the car left unlocked... and guess what happens.
We come out together only to see the latches open on his truck bed (he has some cover that locks in) and surprise, the ammo is missing. Apart from the cashier dude at the cash register in the gas station being suspiciously unsurprised by what happened, and telling us: „Ay, gotta lock ya car boys”, we saw literally no one around that could have done that. Not a single CCTV in sight. And no ammo to shoot with at the range on my uncle’s ranch either. Well, at least the new AR-15 is still in place, and whoever got into the trunk bed didn’t dig deep enough.
This begs the question though, since we usually got the ammo from a website, with this specific ammo being the last one we got https://bulkmunitions.com/buy-ammo/rifle/223-rem-556x45-ammo/, and we didn’t want to wait for the delivery. I have a pal who made the same bulk acquisition recently and I was going to hit him up and offer to buy some of his, and I was very sure that it’s a done deal, until he told me that it’s illegal in Texas?! I have never heard of this and was quite surprised to hear this, I even initially thought that it’s just him not wanting to sell or share them, lol.
Do you guys have any experience with this? Anyone out here with the right legal knowledge to be able to tell me if my buddy is right?
PS. I know that we were irresponsible, and shouldn’t have left the latch and truck open with no one in the car. Lesson learned.

Hello everyone.
I decided I need to break this very unhealthy relation and move out of the house I rent with my ex. You can read what happened in my post history.
It's been less than two days and I have no idea what to do, where to go and how to even start things. The prospect calling real estate offices to book viewing, finding an acceptable place (if I am lucky enough to find any), packing everything and moving out is discouraging me. Staying here with him sounds almost reasonable (but then my anger kicks in and I feel like I deserve to be treated better than that).
My ex has left the house but is planning on coming back tomorrow. I do not want to see him but I made him leave his key so I will need to open the door for him (I was so angry, didn't think this through 😭)
I think I'm too upset to set a coherent plan. Please help me get out of this mess. What's the first step? How do I decide where to move? Should I try my luck and move out the country I currently live in? How do I even know it's the right choice?
I wish there was some kind of flow chart for that kind of things. I'm 30 and I just have... drifted aimlessly. My life has no direction. I did everything my parents told me and I ended up having no idea what my life is supposed to be or what I want/need. I ran away having control over nothing in my life.

Hi all, as a bit of a passion project and for my MSc final project, I am writing an album for the Silmarilion. In short, the album will highlight main plot points and stories in the book. The first piece will be a hymn-like song sung in Quenya telling the initial story of creation. I've been learning Quenya for a bit of time and have other language experience under my belt so have attempted to do my own translation.
The difficulty was not making it too long and making it flow somewhat (given it will be sung). The lyrics are below with the translation. I'd love any critique on my translation and any suggestions on replacements (given the story is quite well known in the community). I also used some neo-quenya (just to note)
