2023.06.09 17:12 DaLeAtaB What is the Howey test. Why the SEC is evaluating cryptocurrencies by 1940s standards
| the Howey test Chief US exchange regulator equates cryptocurrencies with securities according to Howey test criteria list . Which were developed in the middle of the last century and uses this as one of the main arguments The U.S. Securities and Exchange Commission (SEC), , is actively increasing pressure on the cryptocurrency industry. The main U.S. exchange regulator has already filed lawsuits against two major cryptocurrency exchanges. The agency is making a number of allegations against both exchanges. And the main one is the recognition of a number of cryptocurrency assets. Which are traded on the platforms as unregistered securities, falling under the competence of the regulator. In the lawsuits, the SEC highlighted a list of crypto-assets on both exchanges, which collectively includes 19 coins. And several of them, including Solana (SOL), Cardano (ADA), Polygon (MATIC), Filecoin (FIL), Sandbox (SAND), Decentraland (MANA), Algorand (ALGO), Axie Infinity (AXS), are listed in the charges for both venues. According to the documents, they all fall under several of the agency’s designated criteria in one way or another. That’s pre-sale or fundraising. As well as promises to improve the project through continuous business development and marketing, the use of social networks to demonstrate the capabilities and benefits of the project. The SEC uses the criteria of the so-called Howey test. This test, created by a 1946 Supreme Court decision. Which was related to the Florida citrus plantation deals. And is the basis of the SEC’s securities control authority. Which are considered “investment contracts.” And do not fall under familiar categories such as stocks and bonds. Although the concept originated in the middle of the last century. But the SEC still applies it to actual assets, including cryptocurrencies. Because the U.S. has yet to develop a unified regulatory approach to crypto-assets. And it may be the one that ultimately forms the basis for cryptocurrency regulation. Florida citrus plantations equated to cryptocurrencies The Securities Act of 1933 lists financial instruments. Which fall within the definition of a security. And therefore within the scope of SEC regulation. They are stocks, bonds, bills of exchange, security-based swaps and more than a dozen other instruments. The document also cites the term “investment contract,” which arose as a result of a court decision related to the Howey test. At the time, the SEC sued the W.J. Howey Company and Howey-in-the-Hills Service for selling citrus plantation lots in Florida to the public along with a service contract. Which gave Howey-in-the-Hills the right to lease and own the plots. Howey, with the necessary experience and equipment, remained responsible for growing, harvesting and marketing. The purchasers of the plots received a share of the profits. Based on this arrangement, the commission accused Howey of offering and selling unregistered securities in violation of the Securities Act. The case went all the way to the Supreme Court. The judge concluded that these transactions clearly belonged to investment contracts under the Act. And introduced the very criteria that became known as the Howey test. It includes four key elements that must be met to be considered a securities transaction. - investment of money. This can be any type of capital, such as cash, checks or current cryptocurrencies.
- Joint venture. This means that the investor’s income is tied to the success of the entire venture. Not just the success of its individual investments.
- a reasonable expectation of return. This means that investors must have a reasonable expectation of profit, either through their own efforts or the efforts of others.
- Profits derived from the efforts of others. This means that investors must rely on the efforts of a promoter or third party to make a profit.
The Howey test is still used to this day by the SEC to determine whether certain financial products are securities. Some examples of assets and transactions that have been found to be securities under the Howey test. Also include initial coin offerings (“ICO”), tokenized assets, and investment contracts. New guide to applying the Howey test to cryptocurrencies The SEC has issued guidance on applying the Howey test to cryptocurrencies and other blockchain-based assets. The SEC has stated that many cryptocurrencies and tokenized assets are securities. Because they meet the four elements of the Hoey test. One high-profile example is the case of the failed Telegram messenger ICO. That’s when Pavel Durov was able to raise a record $1.7 billion on the sale of Gram tokens to qualified investors. In 2019, the SEC filed a lawsuit against Telegram. And in doing so, claiming that Gram tokens are securities. Also that Telegram violated the law by conducting an unregistered sale of assets. In the complaint, the SEC also cited the Howey test. And argued that Gram tokens meet all four criteria of the test. Another high-profile example is the case surrounding Ripple’s XRP token. In December 2020, the SEC filed a lawsuit against Ripple. In doing so, claiming that XRP is a security and that Ripple violated securities laws by conducting the initial sale of the tokens. And in its complaint, the SEC again cited the Howey test. How projects try to bypass the Howey citrus test Focusing on the U.S. market, crypto businesses are forced to consider the Howey test. Now some projects are calling their assets a governance token. Which is used to vote the decentralized autonomous organization (DAO) created under the project. However, such tokens are also traded on cryptocurrency exchanges. And are valued in the billions of dollars, so it remains to be seen. How regulators will behave towards them in the future. Many projects offer their tokens only outside the US. In doing so, they restrict U.S. users from trading or participating in token giveaways (airdrops). Some blockchain services reach an agreement with the SEC. In doing so, they often pay significant fines if their asset is found to be a security. Our experts note that Coinbase, meanwhile, intends to defend its position. It filed a countersuit against the SEC. In doing so, intending to obtain clear rules from the regulator for dealing with crypto-assets. The platform has openly stated that it has no plans to delist tokens. Which the SEC considers to be securities and wind down staking services. According to Coinbase, the company has more than $5 billion on its balance sheet to maintain operations. And to pay legal fees. / submitted by DaLeAtaB to CryptoUpvotesAgency [link] [comments] |

2023.06.09 16:33 Flimsy_Interest_9766 What do y'all think about...
I'd like to have an open discussion and hear some of your thoughts on Nika not allowing or wanting her children to have anything good or decent. What could be reasons for this? Do you all think she is intentionally manipulating them psychologically?
Before they moved Nika cooked way better for the kids. It was still a hot mess but she put actual meals together most days. However, they lived in extreme filth and were made to all sleep on the floor of her tiny, dirty room. She purchased way more food and variety of food when they lived there. Fast forward to them now living in a nicer place, she is feeding them literal slop every day. From my account she's maybe prepared 5 meals since they've been there. She's not even frying chicken like she used to and as we can see she has meat to cook. It's as if she does not want them to have too much of something good or nice.
Now on to Dollar Tree, they go every day I have seen Nika make them put back things they chose and direct them to candy or snacks. Granted she's buying the snacks with EBT. BUT why don't at least the older kids go to the freezer section and get microwavable foods? Everything is @ least 1.25, a meal is the same price as a pack of gum. We saw Kiyah and Liyah so hungry the other day that they microwaved and ate a plain potato. The only possible reason these children are not getting food out of DT is because Nika does not allow it. Candy and chips are their only option. WHAT IS THE REASON FOR THIS?!
Nika will spend $13 dollars on a wings and things from Zaxbys for herself, eat it in front of the children, pick over it and complain its nasty. But will make 8 children split a medium pizza or a 40 pc nugget from McD's.
Who has children to make them suffer? How can you be jealous of your children or desire them to be jealous of you? Every thing with Nika is always mine, mine, mine and if they touch it she rants and rages that they are stealing. Wtf is this?
I'd really like to hear all thoughts and opinions on why someone would willfully deny children they claim to love and be so thankful for.

2023.06.09 16:16 SinopeLycanthrope Random Biome Ideas
-Mycotic Thicket: Glowing mushroom biome. Everything glows. Vines hang down from the ceiling, there are flowers and mosses and plants everywhere, including the walls, and there are massive glowing mushroom trees and smaller, ghost white prototaxites. There is also a type of alien slime mold that sort of overtakes the cave, killing all the glowing stuff in the areas it infests. The stalks seem to absorb light, making flares much dimmer. Even more interesting is the fact that the mold seems to infest the rock itself, turning it from cyan to a pitch black. Strange plants and mushrooms grow out of the mold-infested terrain, almost like they are a part of the corruption.
The Thicket would basically be two biomes in one, since one part of the cave would be a really bright area filled with bioluminescent stuff, and the other part would be infested with a fungal superorganism that sprouts plant-like feelers, weird alien mushrooms, and slime mold stalks that absorb light. Light and dark collide in the Thicket to create a truly alien landscape. The code is already in place for something like this. That's how Rockpox works. The terrain generation basically makes two biomes in a single cave. I just think it would be cool if that code was repurposed to make a whole new biome.
-Caustic Mire: This was cut for a reason, that reason being GSG didn't really know what to do with this biome. They really wanted to make it, but what they came up with felt too similar to the other biomes.
I want to change that.
The Mire is filled to the brim with pools of acid-like goo that melts anything it comes into contact with. It is truly an inhospitable wasteland. Rocky spikes jut from the earth. Sheer cliffs surround valleys cluttered with goo pools. Overhangs harbor stalactites that, surprisingly, don't drip with water. Nay, they drip with acid. Geysers throw around the corrosive goop they harbor like its confetti. You get chemical burns, and you get chemical burns! EVERYONE GETS CHEMICAL BURNS!
The minute amount of vegetation in the Mire just so happens to be carnivorous. Vines will grab you and throw you into the gullet of their master, or, if the horrific owner of said thorny appendages is feeling mean today, it will just throw you into an acid lake!
Giant, toxic mushrooms dot the rocky landscape, letting loose poisonous spores that choke the air around them. Do not go near them, or you will take chip damage.
Jagged, brittle sheets of rock extrude from the ground floor. Hydrothermal vents let loose toxic fumes coming from the deepest and largest goo lakes. This is the biome that never was.

Chapter Thirteen - Bridge Over Swift Water (Part II)
The cottage beside the mill was not large, and its low ceilings were packed with all manner of cupboards, shelves, chairs and tables, pressed in against the walls in a maze of well-worn clutter. The result was a rather overcrowded space, and Ren was forced to take more care than usual so as not to bump into anything when they entered, but the hearth was broad, and the smell of cooking filled the air, so it did not take long to settle into a comfortable lull of pleasant talk around the table whilst they waited for their lunch. Ted's wife, a young, slender woman with dark, smiling eyes and shoulder-length fair hair, hurried about the fire busily, stirring and seasoning her pots with a methodical efficiency. A mug arrived for each of them (water for the boys, something stronger for Ted), and they talked for a time of small things, of the weather and the harvest, hoping for a mild winter, idle talk for idle minds. Even Trin seemed to have relaxed in the lazy firelight, though he was more quiet than usual. Ren thought of how scared he had been of the miller as a boy, remembering the fearsome man with his scarred neck and deep voice that had raked their dinner table at the farm with his dark eyes. It was a memory that fit the man beside him about as well as a child’s boot might fit its fathers. He started to feel a little guilty for avoiding him, whenever he visited the farm.
‘Heard you were heading to Overwood, last week.’
Ren blinked, looking up from the fire to find Ted watching him over his mug. He swallowed.
‘Took a cart to the market with grandfather.’
‘How is the old goat?’
Ren hesitated. ‘He’s… he’s well.’
Ted took a swig of his ale, not a little wistfully. ‘Used to live up there, you know. Overwood, I mean. After the soldiering, when the Black Breath took my Da. Coughed up his own lungs, ‘fore it got ‘im. Always was a scrapper. Not easy, losing someone like that.’
Ren swallowed, looking away, and the miller’s eyes softened.
‘Your Ma, too, boy, I know. Damn shame.’ he said apologetically, and Ren decided not to correct him. ‘Long time before I came out here, anyways.’
‘You fought in the war?’ Trin asked tentatively.
‘I fought in the
rebellion, boy.’ Ted corrected him. ‘Was only one King, back then.’
Trin swallowed, looking at the floor.
‘But that was a long time ago now. Afore you were born, I reckon. Not a lot of work for soldiers in peacetime. Must have dug half the privies in Overwood before I earned the coin to up sticks.'
‘Earned?’ Werla snorted from beside the fire, cheeks dimpling. ‘Swindled, more like.’
Ren looked over at her. He had always thought her a little young for the old miller. He was well past forty, and with his weathered brow and ugly scar he was hardly an obvious match for a pretty young girl not long from twenty when they had wed a couple of summers back. He wondered, not for the first time, how they had fallen in together to begin with.
‘Now, don't be giving our guests the wrong idea.’ Ted told her, grinning, and the scar on his neck knotted. He turned back to the boys, holding up his hands earnestly. ‘An honest game of chance, I swear it. Northerner, he was, didn't know dice from a pebble.’
Ren and Trin both nodded sagely at his explanation, neither of them knowing one jot about dice, or gambling, or Northerners, for that matter. Werla swept to their rescue, appearing at the miller's shoulder and planting a kiss on his cheek.
‘Swindled.’ she said pointedly.
Ted smiled in spite of himself, shooing her away. She chuckled and turned back to the stew, humming softly to herself.
‘I hear there’s a lot of new folk in town.’ Ted said, turning back to the boys. ‘From up in the Stonelands.’
‘Enough to notice.’ Ren replied, thinking of the unpleasantness on the road. He frowned. ‘Unfriendly types.’
‘Been a while since I made it over that way. Couple of winters back, now.’ He frowned thoughtfully, then smiled in Werla’s direction. ‘A lot can change in two years, though.’
Werla looked up, flashing him a smile, then went back to her stew pot again, humming. The miller paused, scratching at his scar, then gave the boys a curious look. ‘So, then. What brings you out this far?’
Ren lowered his eyes, and Trin shifted uncomfortably beside him. Ted laughed, weathered face creasing into a smile.
‘Come now.’ he told them. ‘Can’t hardly turn you over to your grandfather from here, can I?’
Ren swallowed. ‘We were just out for a ride…’
‘Mister Derin told us never to cross the bridge.’ Trin finished for him, scowling. ‘He said it was too far from the farm. Not safe, he said. So of course that’s exactly where Ren has to go. We’ll be in for it when we get back!’
‘You didn't have to come, Trin.’ Ren told his friend patiently. He thought of his grandfather’s old map, carved with rivers and mountains and cities in dark ink. The Swiftwater wasn’t even big enough to merit a line, and the distance they’d travelled this morning wouldn’t be more than a nails-breadth.
‘Well you didn't tell me where we were going.’ Trin replied, fidgeting nervously. His fingers twisted around a stray tear in his shirt, tugging at it. ‘And besides... Hardly going to let you go running off on your own. Too risky. It's not safe this far from the farm, for you most of all, so they says.’
‘Who’s they?’ Ren asked, scowling.
‘Hector. Your grandfather. And Ma, too! Everyone!’
‘Your Ma doesn’t know everything, Trin.’
‘Still a damn sight more than you!’
‘Easy, boys.’ Ted was smiling, and his scarred neck twisted. ‘I wager the north side of the river is much the same as this one.’
Trin lowered his eyes, and his cheeks reddened. Ren thought of the shadows moving in the trees over the bridge, the way he had fallen when Ted had found him, and started to feel very foolish indeed. His thoughts had been dark, unpredictable, these past few days, since the trip to Overwood. He never had been a good sleeper, but his nights had been more restless than usual, too, his dreams a little thicker with shadows. Shadows with faces, and a hunchback with gold eyes to give them voice. Turning every doorway to the gloom of the fortuneteller’s tent, every flame the silver light of his brazier. He frowned at himself. Just rhymes and empty words. Best not to dwell on it.
‘Food's ready!’ Werla said suddenly from the fire, and a few moments later they had steaming bowls of fragrant brown stew sitting in front of them on the table. Ted carved up some slices of soft, pale bread for them to soak, and they set to eating it all in relative quiet for a time, content with good food and the soft warmth of the fire, and it was not long before all thoughts of the bridge, and the shadows beyond it, had gone entirely from Ren's mind. He found himself staring wearily into his cup, watching idly as the clear water rocked and rolled against the rim, listening to the rumble of the river outside.
‘Won’t turn to ale just by looking at it.’ Ted told him, and he looked up to find the miller looking at him curiously, taking another mouthful of bread. Trin was still quite engaged in his food, and Werla was sipping her mug contentedly, pale hair brushed back behind her ears.
‘What?’
‘Come, now, boy. What’s got you twisted?’ Ted asked, taking sip of his drink.
Ren hesitated. ‘I was thinking about the market.’ He said after a moment, looking up. It was true enough.
‘Ah. Town ain't what it used to be.’ Ted looked at him thoughtfully for a moment, then began rubbing his thumb around the rim of his mug, staring at it. His young wife watched him with a slight frown. ‘All these unsavoury types arriving. You hear the talk, even out here. City folk, some of them, and worse. Heard… there’s talk of Brothers abroad, up in the Westmere. Out in the open, again, like.’ He pressed harder against the mug, thumb turning white. Werla reached out and pulled his hand away, folding it in her own and meeting his eye. Ted frowned, squeezing her hand, and the ugly scar on his neck gleamed. Trin had stopped eating.
‘But the Westmere’s a long way from here, and I ain’t one to be complaining. Got a good roof over my head, and a good living. A good woman, too, and might have a son of my own by next winter, Makers willing.’ He grinned at Werla, putting a hand to her belly, and she smiled, pulling it to her mouth and kissing it softly. ‘Reckon I’m a lucky man.’
Ren smiled at them both, lowering his eyes.
‘Say hello to your folks, for me, boy. Tell your old man I better see his arse over here before the snows.’
Some words of thanks, warm, earnest ones, and one or two more for goodbye, then they were homeward bound again, ponies snorting in the afternoon sun, promises of a return visit ringing in their ears. Ren was left with the distinct feeling that he had misjudged the old miller, scar and all. But it wasn’t long before his thoughts turned towards the rumours he had imparted from the Westmere, his white knuckles pressed against his mug. To Hector’s words in the shadow of the farm hill. To the ugly fortuneteller and his tent of oddities and silver fire. Words whispered in the dark. He’d not mentioned the encounter in the tent to anyone. Not even his grandfather. In truth, he’d been doing his best not to think about it at all, without much success. He frowned, hunching over his saddle.
A mask on fire. Neither of them spoke for a long while. Trin, for his part, was busy trying to subtly feed Pol the stash of small treats he had smuggled away from the cottage, glancing over at Ren occasionally to make sure he hadn’t noticed. He had, of course, but there was little use in pointing it out.
‘Trin.’ Ren said once they had crested the hill, looking back towards the river-bound cottage in the distance. Trin started and stuck his hand quickly back into his pocket, hiding a scrap of bread.
‘What?'’
‘You heard what Ted said?’ Ren asked. ‘About Brothers?’
Trin frowned. ‘Suppose so.’
Ren was still looking back the way they had come. 'What do you make of it?'
‘Reckon he’s right.’ Trin shrugged. ‘Westmere’s a long way away.’
He hesitated, frowning.
‘But Hector’s been saying it for years. Overwood’s not what it used to be. Strange folk coming and going by night. No safe place for good folk that side of the Swiftwater. Brothers or no.’
‘Grandad says there haven’t been Black Hand this far south in years.’ Ren murmured, still looking back towards the river. ‘Not since we were born, at least.’
‘Wouldn’t pay it any mind. Plenty to worry about without them.’ Trin told him, giving him a serious look. ‘You’ve been acting up more, these past few weeks. Ever since the old man came calling.’
‘Have I?’ Ren scowled, shooting his friend a sideways glance.
‘You know what I think about him.’ Trin told him seriously. ‘Can’t be trusted, that one. And you can’t be taking so many risks. Not with your… Well, you know.’
‘Your ma tell you that, too?’
‘Don’t make it wrong.’ Trin grumbled, turning away in his saddle and trotting off south over the crest of the hill. Ren waited a moment longer, frowning to himself, then followed him reluctantly. The sound of the river was long gone behind him, but he caught one final glimpse the gleaming water before he shook the reins and disappeared finally over the brow of the hill, bound for home.

‘I fought in the rebellion, boy.’ Ted corrected him.
‘Now, don't be giving our guests the wrong idea.’ Ted told her, grin-ning, and the scar on his neck knotted. He turned back to the boys, holding up his hands earnestly. ‘An honest game of chance, I swear it. Northerner, he was, didn't know dice from a pebble.’
Ren and Trin both nodded sagely at his explanation, neither of them knowing one jot about dice, or gambling, or Northerners, for that mat-ter.
‘Well you didn't tell me where we were going.’ Trin replied, fidget-ing nervously. His fingers twisted around a stray tear in his shirt, tug-ging at it.
‘I wa-ger the north side of the river is much the same as this one.’
He never had been a good sleeper, but his nights had been more restless than usual, too, his dreams a little thicker with shad-ows. Shadows with faces, and a hunchback with gold eyes to give them voice. Turning every doorway to the gloom of the fortuneteller’s tent, every flame the silver light of his brazier. He frowned at himself. Just rhymes and empty words. Best not to dwell on it.
‘Food's ready!’ Werla said suddenly from the fire, and a few mo-ments later they had steaming bowls of fragrant brown stew sitting in front of them on the table.
Trin was still quite engaged in his food, and Werla was sip-ping her mug contentedly, pale hair brushed back behind her ears.
But it wasn’t long before his thoughts turned towards the ru-mours he had imparted from the Westmere, his white knuckles pressed against his mug.

2023.06.09 16:05 tuanzipapa Guan Cang Hai,a poem created by Cao Cao in the year of 207
| "Guan Cang Hai" is a four-line poem written by the poet Cao Cao during the late Eastern Han Dynasty. It depicts the magnificent scenery of the sea as Cao Cao observed it while climbing the Jieshi Mountain. The poem portrays the sea's grandeur, swallowing the sun and moon and containing countless wonders. It also portrays the majestic beauty of the mountains and rivers of the motherland and expresses the poet's ambitious and optimistic spirit. The language of the poem is simple yet imaginative, creating a solemn and awe-inspiring atmosphere. TV Series: The Romance of three kingdoms ,China,1994 https://www.youtube.com/watch?v=qligck5W_0o Here is the Poem: Guan Cang Hai (View the ocean, created by Cao Cao in the year of 207.Translated by Xu Yuanchong, famous translator and Peking University professor) 东临碣石,以观沧海。 I come to view the boundless ocean from Stony Hill on eastern shore. 水何澹澹,山岛竦峙。 Its water rolls in rhythmic motion, and islands stand amid its roar. 树木丛生,百草丰茂。 Tree on tree grows from peak to peak, grass on grass looks lush far and nigh. 秋风萧瑟,洪波涌起。 The autumn wind blows drear and bleak, the monstrous billows surge up high. 日月之行,若出其中。 The sun by day,the moon by night appear to rise up from the deep. 星汉灿烂,若出其里。 The Milky Way with stars so bright sinks down into the sea in sleep. 幸甚至哉,歌以咏志。 How happy I feel at this sight,I croon this poem in delight. Background of the Creation: At that time, the Wuhuan tribe posed a major threat in the northeast region. In the 11th year of the Jian'an era (206 AD), the Wuhuan tribe captured Youzhou and took over more than a hundred thousand households of Han Chinese as captives. In the same year, Yuan Shao's sons, Yuan Shang and Yuan Xi, colluded with the leader of the Wuhuan tribe in Liaoxi, Tadun, and repeatedly harassed the border. As a result, Cao Cao had no choice but to decisively march north to conquer the Wuhuan tribe in the 12th year of Jian'an (207 AD). Later, with the guidance of Tian Chou, he employed clever strategies. It was during a major battle in August of that year when Cao Cao finally achieved a decisive victory. This victory consolidated Cao Cao's rear, laying the foundation for his southward campaign the following year, in pursuit of his ambition to unify China. "Guan Cang Hai" was written by Cao Cao when he returned victorious after the northern expedition against the Wuhuan tribe, passing through Jieshi Mountain. submitted by tuanzipapa to wolongfallendynasty [link] [comments] |

2023.06.09 15:53 hairoidz 💀 🐱 BOUNCE final stages… Next phase ANXIETY & FEAR 😰(House Price Falls To Resume🏡)
Many homeowners are about to try to sell out VERY SOON.
The pressure to get out before the ship sinks is very REAL.
We are in the morning session of the second day of a 5 day test.
Remember these full cycles take years to play out.
People now finally realise that INTEREST RATES WONT BE CUT ANYTIME SOON.
Rates will be much higher for much longer.
People know they just can’t hold on any more.
With mass job cuts and recession incoming, things are only going to get MUCH WORSE.
AI is also taking jobs at an unprecedented rate. I previously hired 3 freelancers to do 3 seperate jobs that I can now do better, by myself using chat GPT, Midjourney and other tools.
Maybe those who sell soon will come out relatively unscathed and can start again debt free.
There is no shame in that.
Many are realising that they seriously over leveraged and it is time to drop their ego and sell up.
They have sold their JetSki’s, boats and cars, but it is not enough. The hospitality /retail workers who used mum and dad as guarantors for 1.5million dollar loans are more common than many think.
Mum and dad are pressuring them to sell, so they don’t go down with the sinking ship too.
A hive mind is spreading through homeowners nationwide “Quick let’s sell while those sheeples dialled into mainstream media still think property is booming and are buying in on FOMO”
Smart?
This mass feaanxiety mindset is spreading fast.
Smart investors are getting out NOW.
They know the normal spring selling season will add an abundance of supply in itself to start the snowball to roll down the hill. This could turn into an avalanche as the recession takes hold.
People about to face the mortgage cliff know they MUST GET OUT NOW, before they go down with the sinking ship too.
Migrants won’t be saving the market. Many are heading back home and telling their loved ones not to come over due to the cost of living. Inflation remains rampant and will for years to come.
The rental issue is isolated to the big cities and won’t save the broader market. Here on the coast there is an abundance of rentals. No rental shortage here. House prices have been flat for months. No spike here.
Time for prices to resume their downward trajectory…..
How low will they go?

2023.06.09 15:10 Ok_Spirit_5603 Advice Needed - New to this
Any advice is appreciated.
I've been reading through the posts on this sub for the last few days trying to figure out what I want to do. I met a great guy at work, we went for drinks, during which he let me know he is married. I appreciated the honesty and the ability to decide if I want to get involved in this situation or not but I feel so conflicted.
I'm not sure I want a serious relationship and made the date with him thinking it would be something casual. Until we actually spent time together. Now that we have and we clicked so well I feel like I might want something more than just casual with him. He made it clear he'd like to see me again and that casual isn't really his thing.
He says both he and his wife have been unfaithful in their 25+ years together. That his last affair was in 2016. And that things are rocky at best between his wife and himself now.
I guess what I ask of anyone reading this is, are you happy with your arrangement? Is there something you wish you knew before going into it? Am I an awful person for not running for the hills as soon as I found out?

2023.06.09 15:08 papajohn4 New player have some questions :)
Greetings everyone! I am new to the game and still try to understand some parts. I do see guides here and there but all guides are "old".. I mean they are all from previous versions of the game, like 0.7.x and since this game is still in development I guess that lot of things/mechanics/etc are changing over the new versions.
With that said, I do have some questions if you dont mind answer (and thanks in advance for this!)
- Does small map is "easier"? Since map most probably is going to have all possible resources, isnt a small map more "dense" on resources? and people need to travel less?
- I know buildings dont need roads but does roads offer more "speed" to people? and if there is a road connecting a distant building, do people travel by road? Or they will chose the shortest path? Sometimes I need to place some mines on a mountain but the road I am able to construct is not the shortest one. Most of the time the road goes "around". So my question is, is it beneficial to add that road? Or I may shoot my own foot, because people will take longer to go there by road, while there is a shorter path?
- If an important resource you need is quite far from main settlement, like clay, sand, coal, etc , do you build a small settlement there to support it? or the tier 2 temporary house is enough?
- I didnt understand how the "Work camp" is supposed to work. Whats the difference between this and actual mark trees and stones on map for harvest? Since it also covers less area..
- do you build many forager sacks to get every possible resource? Which one is more important? I am usually low on herbs and roots...
- A Saw pit with 4 workers produce the same with 2 Saw pits with 2 workers each?
- Any up to date guide for farming/corps? I tried some guides and have added only maintenance for first year but the filed was still with lots of weed and rockiness ... Also since farms need lot of workforce do you delay it until later when enough people available and have other productions running? Some suggest that you need to start field ASAP..
- As for production chains, how it works? If I built my Pottery building next to clay pit, will the workers take clay directly to the pottery? Or they will move it to storehouse first?
- Whats the minimum water % you think is acceptable for Water well? I ve seen some nice layouts for houses and they have wells placed in them, I wanna know if I can follow them and on what % percent of water!
Thats for now, I am sure more questions will come in future :P
