2023.06.10 09:02 FirstTimeBuyersUK Unpacking Search Packs

You've found the home you love, and your offer has been accepted—hooray! Now comes the paperwork, and the first thing your solicitors will do is request Search Packs.
So, what's inside these search packs, you ask? Firstly, there are those standard enquiry forms that go straight to the local council. They ask about important things like property listing, conservation areas, smoke-free zones, car-free zones, and even whether any trees on the property are protected with a Tree Protection Order (TPO).
Then, there are more detailed enquiries with the local council regarding local road changes, planning applications, and building control certificates for previous work on the property.
Ground and environmental searches are conducted by approved survey companies and provide crucial information about flooding risks, underground water levels, mining activity, and landfills. They also cover some of the services received by the property, like fresh water and rainwater drainage. It's important to be aware of these factors, especially if shared services run through the property, as they could affect any future extensions you might plan. You really do need to know what's going on below the ground as well as above.
There are many other additional surveys available, but the ones I've mentioned above are the bare minimum required for most purchases. Without them, mortgage lenders won't release funds for completion. That's because mortgage lenders insist on these search packs as part of their own assessment of the property, which serves as security for their loan to you. It's their way of ensuring they know what they're getting into and protecting their and your investment. Unless you're buying with cash, you won't get away with skipping these searches. If you do, you'd be taking a massive gamble with a lot of money.
Reading the search pack thoroughly empowers you with the knowledge needed to ask questions and make informed decisions. Understanding what to expect and what might be missing is vital for a comprehensive picture of the property. The home you're buying should be somewhere you'll be happy living. There's too much money at stake to live with regret.

2023.06.10 08:56 rMushbot Please read body

So I have now worked for the same employer since high school, I made 10$ an hour for a long time, now I’m salaried at 53k a year, I’ll be at 6 years in October this year and the owner is the only one above me. I have run about 120 sites since hired including Walmart, target, Home Depot, rite aid, Walgreens, multiple military bases and multiple hospitals. I have my OSHA 30 and I can pretty much do any construction and I have the tools to do so. I can do anererobic fiber and splice it, I can analog voice, I can do cameras, I can do anything. My main question is should I continuously work for this guy with no expectation of growth?

2023.06.10 08:29 jumpsteadeh Why I think Scorn had a happy ending

I think the ending wasn't as pessimistic as everyone thinks. I think in the end, the protagonists got what they wanted, but not in the way they thought they planned.
The goal of the ancients was either transcendence, immortality, or escape/repair of their planet. What we walk through is human test subject factory, and they are used in the laboratories with experiments meant to accomplish one or many of the goals stated above. The first protagonist fucks with one of these, and it infects the factory and mutates him. I think the parasite was a prototype or a temporary solution to solving one of the 3 goals. The disposable squish babies were probably another failed experiment (unless the goal of the ancients was immortality, because the babies survived in the tanks up until the events of the game, then it was a success, maybe they didn't know it).
Another pair of examples is the hive mind and the dolls in the temple at the end. It could have been a failed or succeeded experiment in one of the 3 goals, or maybe it was just needed as a power source. In the vortex beyond the door, the ancients succeeded in either transcending, becoming immortal, or escaping the planet. But the protagonist's symbiosis with the parasite was already doing just that! That particular experiment was actually a success, and it's a bit of a shame that the ancients beamed away as a solution instead of transcending/immortalitying/saving their planet using the parasite experiment.
In the end, they merge and grow into a tree with a face. A tree of knowledge. Two minds became one, the flesh transcended its humanoid limitations, the parasite seems to be able to live indefinitely, and a new form of life is thriving and taking over the planet. So whichever goal the ancients strive towards and the protagonists sought, they found it on their home planet, right under their nose. Our protagonists got what they wanted without having to give up either their bodies or their home - whatever the implications of the portal thing were.

2023.06.10 08:24 1healthyFreak Anxiety Symptoms And 10 Best Ways To Naturally Reduce Anxiety

Anxiety Symptoms And 10 Best Ways To Naturally Reduce Anxiety
Changes in lifestyle, such as getting more sleep, reducing coffee, meditating, and eating a balanced diet, can help reduce anxiety. A therapist can provide further information about therapy options for chronic anxiety.
What exactly is anxiety?
Anxiety is the body's normal reaction to stress. It is a sensation of anxiety or concern that experts believe is created by a variety of variables ranging from heredity to environment to brain chemistry.
  • Anxiety symptoms include the following:
  • most of the time concerned or scared
  • tense and tense
  • fearful or apprehensive
  • anxious, irritated
  • concerned that you're going insane
  • separate from your body
  • You have the sense you're about to puke.
You may also be suffering from:
  • Sleep issues (inability to sleep, frequent waking)
  • a racing heart
  • sweating
  • stomach discomfort, stomach churning
  • dizziness, lightheadedness
  • twitches and trembles
  • difficulties concentrating
  • extreme thirst.
It's necessary to remember that different people experience anxiety in various ways. While one individual could feel that their tummy is about to start to flutter, another person can have panic attacks, nightmares, or terrible thoughts. Perhaps you're thinking:
  • "Everything will go wrong,"
  • "I could die,"
  • "I can't deal with how I feel"
  • I am only able to concentrate on my issues.
  • "I do not want to leave today."
  • "I can't get myself to relax."
How can anxiety be treated? Numerous methods exist for treating anxiety. Cognitive behavioral therapy (CBT) is a widespread form of therapy that gives patients the skills they need to manage their anxiety when it manifests. Antidepressants and sedatives are two examples of drugs that can help to maintain a healthy balance in the brain's chemistry and fend off anxiety attacks. The worst symptoms could potentially be prevented by them. However, there are both little and significant ways you may assist reduce anxiety if you choose a more natural approach. Habits like exercise, sleep, and food may be changed. As an alternative, you might want to give meditation or aromatherapy a try. There is a natural technique to help lower anxiety for everyone, no matter what your lifestyle demands are. Meditation Slowing down one's rushing thoughts through meditation might help one better control their tension and anxiety. Numerous types of meditation, such as yoga and mindfulness, might be beneficial. Journaling Finding a technique to communicate your worry might help you feel more in control of it.Journaling and other types of writing, according to some studies, may improve people's ability to manage their anxiety. For instance, a 2018 study discovered that keeping an emotion-based diary may lessen mental anguish and enhance general wellbeing. Connect with others Being isolated and alone can cause or increase anxiety, although talking about your concerns in person can frequently make them feel less daunting. Make it a point to meet up with friends on a regular basis, join a self-help or support group, or communicate your problems and concerns with a trusted loved one. If you don't have someone to turn to, it's never too late to make new friends and form a support network. Consume a healthy balanced diet Some people may experience mood changes as a result of low blood sugar, dehydration, or chemicals included in processed meals such artificial flavorings, artificial colorings, and preservatives. A high-sugar diet may affect mood as well. Check your eating habits if your anxiety gets worse after eating. Drink plenty of water, steer clear of processed foods, and consume a balanced diet high in lean proteins, fruits, and vegetables. You can lessen your risk of developing type 2 diabetes and kidney disease by changing your eating habits. Herbal supplements Many herbal supplements make the same anxiety-reduction claims that herbal teas do. These assertions are, however, not well supported by science.Working with a doctor familiar with herbal supplements and their possible medicine interactions is essential. Limit your caffeine and alcohol consumption Use caution while using coffee, alcohol, or nicotine. Alcohol and caffeine can exacerbate anxiety. Furthermore, nicotine, despite its apparent relaxing effects, is a potent stimulant that raises anxiety instead of lowering it. See How to Quit Smoking for assistance in breaking the habit. Exercise on a regular basis Exercise is a natural stress reliever and anxiolytic. To get the most out of your workout, aim for at least 30 minutes of cardiovascular activity on most days (break it up into small bursts if necessary). Rhythmic exercises that demand you to move both your arms and legs are particularly beneficial. Walking, running, swimming, martial arts, or dance are all options. Get adequate rest Sleep deprivation can worsen anxious thoughts and sensations, so aim for seven to nine hours of excellent sleep every night. Spend Time Outside in Nature Being in nature has been shown to increase overall well-being by lowering stress, anxiety, and sadness, as well as lowering muscular tension, stress hormones, blood pressure, and heart rate. Consider the feature of nature that makes you the most calm and at ease; seek out that atmosphere for yourself and incorporate it into your daily routine. This might be:1. Taking a morning walk to see the dawn2. Every weekend, go swimming in your neighborhood river or lake.3. Hiking twice a week to admire the trees and birds on your neighborhood's route.4. Taking a monthly road trip to another section of your state.5. Twice a month, I go to the country to stargaze. Reading Reading is a rewarding habit that helps you to immerse yourself in another world or learn something new. It can help you build and keep a happy mood, sleep better, activate more parts of your brain, and relax your mind from anxious thoughts and actions. Conclusion If you're feeling anxious, the suggestions above may help you relax.Remember that while home remedies might help alleviate anxiety, they are not a substitute for professional aid. Anxiety attacks may necessitate treatment or prescription medication. Discuss your worries with your doctor.

2023.06.10 08:08 Leo_Hirtsche The intro is odd

Spoilers ahead.
“The fallen leaves tell a story. The great Elden Ring was shattered. In our home, across the fog, the Lands Between.
Now, Queen Marika the Eternal is nowhere to be found, and in the Night of the Black Knives, Godwyn the Golden was the first to perish.
Soon, Marika's offspring, demigods all, claimed the shards of the Elden Ring. The mad taint of their newfound strength triggered the Shattering. A war from which no lord arose. A war leading to abandonment by the Greater Will.”
I know that there is some kind of dramaturgy involved influencing the choice of words. But still, after spending so much time thinking about the lore and then again hearing the intro kind of starting feeling odd.
What’s first
Just a minor issue but: Why does it sound that the it is first the shattering and Marika vanishing and after that it is the night of the black knives? Ingame the presented Order of events goes the other way around. There are theories going around that the timeline Order is different and that the shattering was earlier then pictured, and just with this intro line I can understand where these theories come from.
Get yourself a rune
Why does the intro use the word claim while in the game the word used is “inherited”. If great runes are inherited in kind of a mystical way than every demigod would get his share. Witch would fit that even the shackled Mogh and Morgoth or someone seemingly week like Godrick got one. The first one sounds greedy and, in some way, aggressive.
Not going for the kill
Then there are the mad taint words combined with the words on the war. Painting a very sinister and bad picture on the Demigods. But just take a short look on these wars.
The first defense of Lyndell against Godefroy, likely shown in the cinematic. The items around Morgoth give the impression that the Golden linage is in charge of being the Lord of Lyndell. Which would fit as the linage of the First Elden lord. And given the iconography and the throne in Stormveil it could likely be that Stormveil is also seat of the golden lineage, maybe the seat of the second in line. With Godwyn dead it feels a bit as if Godefroy was there claiming his linage rights, coming from Stormveil to Lyndell. With him he has the Godfrey icon fitting someone claiming his royal birth right. But the “sovereign alliance” won’t let him. The wording itself feels oddly liberate to me, giving an impression that it is something like a kind of anti-royal force. With no god and no lord around and Godwyn dead the rich and mighty might have seen their chance. Or alternatively this alliance is routing for Rhadagon and his linage, wanting Miquella to enter the throne. Most interestingly the alliance wins and they lock Godefroy up, but they do not kill him. So, this first big battle feels more because of heritage than of something all that “mad”.
With that attack Godrick seemed to flee the capital. A bit later likely Morgoth took over and did put the Golden linage back in charge in Lyndell. Fittingly somewhere around that time early after the shattering the Nobles and Aristocrats were thrown out of Lyndell.
Then there is Rhadan marching against Lyndell. There is this picture in the opening with a fight against Margit and the words of Keneth Height describing a march of Rhadan passing Godrick in Stormveill. So, when there was a battle between Margit and Rhadan, they did not go for the kill. For the possible reason: Rhadan seems to be strongly addicted to Godfrey and therefor it would seem likely that he goes for Lyndell to be sure the right one rules over the capital. If he then found Morgoth and did understand an acknowledge his linage, it would fit to just turn around and go back. We find no real evidence for a war of the “foot soldiers” of Rhadan at Lyndell. This would fit Margits fighting style going directly for the champion. And again, there is no kill.
Then we have the march of Malenia to the south. Here comes Godrick likely strengthened by his own grafting and as we are told he lost to Malenia. And again, she does not go for the kill.
It is then in the battle of Aonia we get the only clash where it seems one demigod goes for the live of the other. This is a strong hint. If Malenia is not there for a Great rune, then it is something different she needs Rhadan dead for. Best theory here seems to be that she wants him dead to free the moon, because Miquella needs the moon for his eclipse.
And this is likely all for the direct aggression following the shattering. The next things are likely linked to the arrival of the Tarnished.
For example, Margit protecting Stormveil and therefor Godrick. So, in a way Morgoth does not like Godrick but respects his rule over Stromveil. If Morgoth sees himself as the higher one in the linage order ruling over Lyndell then letting Godfrey rule Stormveil would be quite like it should be. Morgoth seems to drive this protection against the Tarnished even further as along with himself he even stations a Tree sentinel in Limgrave.
Then there is Rykard, whose union with the snake is then finally a small taste of madness, as this seems to trigger the Assault on mount Gelmir from the Lyndell forces. But reading through the items around Rykrad his motivation feels like he wanted to search for an exit of the current state of the world, which is at least a little bit understandable. Along with his longings there is an underlaying aggression against Tarnished. He makes them kill each other and devours the strongest himself.
This is more a short overview and rambling over these issues. But coming back to the topic, the war of the demigods before the Tarnished arrived does not fell all that mad. It did not lead to a new lord or god, but with Rhadagons sealing of the Erdtree are they to blame? In a way they are in the same situation as us. The difference seems to be that there is no real urge for them to kill each other. There are several occasions where they had the chance and didn’t do it. This indicates the demigods are not going for Great runes and do kind of respect each other’s live.
Conclusion / Question
The intro draws a bad picture on the demigods. It feels as if there is an urge to heat up the Tarnished to go after them. Is it just the Greater Will at work because the demigods are denounced? The Two fingers in the Hold seem to not even know about the sealing of the Tree and therfor about the pinch of the demigods. Are they therefor kind off falsy accused?
What do you think?

2023.06.10 08:04 cc_ham How many pars have you made in a round?

OK. At my home course (par 71, blue tees) today. 3.2 index, trending down. Got up and down on 1 for par, missed birdie on 2, up and down out of bunker on 3…it just kept going. I parred the first 8 holes, and lipped out a par save from the bunker on 9. Then I literally made 9 straight pars. One heroic par after clipping a tree on 14 and draining a 30ft change-of-level putt. Multiple hit greens and just missing birdie. I hit a PW to 3 feet on 18 and missed it, because I kinda didn’t have any desire to really focus after all that. So I played 18 today and made 17 pars.
Anyway, y’all keep grinding. Don’t give up after a bad shot, and remember that every putt is makeable. And know that the game continues to frustrate and elate, whether you shoot a 142, or a 72.

Holy cow! I managed to predict some of the new things in the new biome.
This was before any official teasers, and I manage to predict the slippery branches and actual big trees that you can climb above.
Some of it may sound close, like the traps that spawn in the biome but instead we got the exploding bulbs, and for the new hostile animals and we got hornets instead of the one I wanted to see, also the fruits which turns out shield bulbs instead.

2023.06.10 07:48 NomadicSoul88 CX410 - an 'illuminating' review of the new night colour view camera from ReoLink

CX410 - an 'illuminating' review of the new night colour view camera from ReoLink
I have been using ReoLink products for around 3 years now, first replacing some unbranded 5MP cameras with 9x ReoLink RLC-811A recording back to a Synology Surveillance Station package running on a NAS. The camera quality and feature set for the price point is very impressive, however I found the Synology solution lacking in areas such as being unable to download 4K H.265 on iOS and the motion detection was spotty at best. Impressed with the cameras, I upgraded to a ReoLink RLN16-410 NVR and the end-to-end integration has made every aspect of controlling, viewing, searching and downloading recordings effortless, especially when searching by ‘smart’ motion events such as person, car or pet. Remote viewing has always worked well (both from the cameras and the NVR) and has been easy to manage and reliable.
Since then, I have also upgraded my parents’ system, two of my neighbours have switched over to ReoLink and I am even using them at work for 3D printer observation cameras. In short, I’m very impressed with the product range, their integration and feature set. I have shared my thoughts online about the various ReoLink products I use and as a result and when the new CX410 became available, ReoLink reached out to me to test and review the product against my existing RLC-811a cameras (of note, I have not been paid for this review and these are my genuine thoughts).
All images from this review can be found on Imgur at this link:
Various videos have been made showcasing the review and have been assembled into a YouTube playlist available here:
The ReoLink CX410 has a relatively standard ‘bullet style’ form factor and is quite compact in size. In the box apart from the camera there are mounting anchors and screws, waterproof ethernet cable barrel, short network cable and a documentation sleeve. The sleeve contains setup guides, a handy drilling template and a CCTV warning sticker for your window or door. Of note, there is no power supply included, so you will need an NVR with PoE ports, a PoE network switch or a POE injector if you want single cable operation.
Unboxing - https://youtu.be/OMDvVTENA_s
Compared to previous ReoLink products I have used and am aware of, three stand out differences of the CX410 are:
  1. No infra-red lights. The CX410 only has two options: no lighting, or visible warm light cast from 4x warm LEDs arrange around the lens.
  2. Protective caps for all connections. This is a welcome inclusion as I’ve always been nervous about water ingress into the reset switch or 12v DC barrel when they are not being used. Interestingly, even the Ethernet cable (which also supports PoE) has a protective cap.
  3. Tool-less adjustment. Rather than having to use little right angled Allen keys which can be cumbersome, especially when up a ladder and they drop, the CX410 uses a large rotating locking ring at the base of the camera. Once it is in the desired position, simply twist the ring back down and it holds its position.
Beyond this, the camera also features a high-quality microphone (with a good audio codec so voices etc are intelligible and clear, even from a distance), speaker for two-way talk and siren and at the rear a protected Micro SD card slot which supports up to 256GB of storage. The camera can be used fully stand-alone and manage all recording and intelligence in camera, be connected to an NVR or utilise both i.e. NVR as main recorder, MicroSD card in camera as a backup. I like this feature as it adds both a layer of data and physical security. If someone were to break into my home and steal or destroy the NVR, the cameras themselves would still have the recordings intact.
For comparison tests and as this is a temporary installation for this review, I zip-tied the CX410 to the underside of my existing RLC-811a to match the viewing angle and scene as much as possible. Apart from looking like I am becoming super paranoid and constructing my own frankensteined dual lens cameras to protect my secrets from the government, this alignment revealed some pretty surprising and unexpected results for me.
The CX410 has an 89º horizontal view and 46º vertical view with a 4mm lens which is just a bit shy to that of the RLC-811a (31º horizontal, 55º vertical with 2.7mm lens at full wide). The image has practically no fish-eye distortion and sharpness and detail is consistent throughout.
CX410 Daytime View (4MP)

RLC811a Daytime View (8MP)
During daytime, the camera performs well both in overcast and sunny conditions, especially where there is a wider dynamic range between light and shadow. The RLC-811a has more detail, however this is an 8MP camera with 5x optical zoom (4K 3840 x 2160) vs the fixed lens and 4MP sensor of the CX410 (running at QHD 2560x1440). Despite this, the CX410 produces more vibrant and bright colours and shadow detail when both cameras are set to their default image settings. Images can be captured at up to 30fps, with the ability for the camera to dynamically vary frame rate depending on lighting and motion conditions.
Comparison of CX410 and RLC811a - https://youtu.be/W304l92q_7w
Night time is when the CX410 really shines, figuratively and literally. For the tests, I disabled the spotlight and infrared lights on the RLC-811a so that there wasn’t false illumination. Beyond this, I turned off all the garden lighting and even lighting in the front of the house to really push the camera in a dark environment. The only light source during the test was a streetlight across the road, top left of frame.
For reference, this photograph was taken and adjusted to match what the eye could see at the time of testing.
Actual 'human eye' view of the scene at which both the CX410 and RLC811a were pointed towards. The only light source is the street light. During testing, all garden lighting and house lighting facing the scene were turned off.
This is the resulting image from the CX410 without the 4x warm LED lights switched on. Motion was very smooth when compared to the RLC-811a, however fast-moving objects such as cars and a person on an electric bike had some motion blur. Colour reproduction is accurate, even with the red Chinese maple tree on the left.

As above, however with 4x warm 400lm LED lights on. Motion blur decreased with this on and also helped to eliminate shadows cause by the streetlight. This was also tested with Smart Detection and was responsive, without much image degradation when switching between illuminated and non-illuminated modes. Interestingly, there is also an ‘Auto Mode’ which works well in which the warm LEDs will turn on at varying brightness’s to supplement the image as needed, rather than just full-on, full-off to a preset maximum brightness like other cameras. Beyond this, there is also a ‘Smart Mode’ which achieves the same, however when a motion event is detected, will turn the lights to full and then back to automatic once the event is over. It would be great to see this intelligence rolled out across all spotlight capable cameras!

For comparison, here are the images from the RLC-811a
RLC811a - No infrared, no spotlight
RLC811a - Infrared, no spotlight
RLC811a - Spotlight (5x cold LEDs)
Whilst the spotlights in the cameras are designed to both illuminate motion events and to also act as a deterrent, I and my neighbours have found them quite useful for practical lighting when going down a dark pathway at night. It has negated the need for additional lighting to be installed. When comparing the RLC-811a 5x white LEDs at 450lm vs the CX410 4x warm white LEDs at 400lm, the RLC-811a has better spread, coverage and illumination, however it is not by a significant margin as is to be expected with the LED placement and the slightly better specifications.
Due to the mounting position, whilst the lights are bright, especially if they turn on during total darkness, they are not uncomfortable unless you’re looking directly at them.

CX410 with 4x warm white LEDs on (400lm)
RLC-811a with 5x cold white LEDs on (450lm)
To further test the difference in motion blur and clarity, a test was conducted where I walked a set path along the street (approx. 15m away), then up and down my driveway and through the garden on the periphery of the cameras’ view. This path was chosen to test quality of the image from a distance, in the middle of the frame and to the edge of the frame. I wore a cap and hooded jacket to simulate someone trying to stay unidentified to further push the cameras during the test.
Human Motion Tests - https://youtu.be/A3BeCIsHgcs
Focusing on the CX410, with the warm LED lights not on, the frame rate was still high however clarity was very poor, especially for facial features when in completely unlit areas. This improved however where the face was illuminated by other light sources, in this case a nearby streetlight. When the warm LED lights were on, clarity massively improved, with facial features being much more clearly defined both near and far and when in motion. This is where the ‘Auto’ and ‘Smart’ modes will be useful to balance between monitoring a space and having good illumination for then there is a motion detection alarm. After a firmware update, motion detection worked very well. Approaching the camera from areas of either light or dark were not an issue, with the camera being responsive at turning on the warm LED spotlight in Night Smart, Auto and Smart Modes. Even when running down the foot path at about a 20m distance from the camera, the light came on quickly. Unlike other cameras I have tested, when the camera switches between the LEDs being on and off, there is not too much blooming or over-exposure, with the image and exposure correcting very quickly between modes.

CX410 - no spotlight with human and dog
CX410 - spotlight with human and dog
When the subject is still as seen in the images above, clarity and features of both human and pet faces is quite good for a 4MP sensor camera. It is also important to remember that as these still images were captured, the space I was standing in was in total darkness.
RLC811a - no infrared, no spotlight with human and dog

RLC811a - spotlight with human and dog
For comparison, these are the same images taken with the RLC-811a with Infrared Off and Spotlight On. The CX410 4MP sensor and f1 lens produces clearer and brighter images, however the 8MP sensor of the RLC-811a allows the ability to more clearly zoom into an image for identification or analysis.
Of note, even during a large burst of rain which occurred early one morning, the CX410 still performed well and there was no visible degradation in picture quality or clarity. Other cameras can often capture the infrared light reflecting from the rain leaving big white streaks across the image, reducing effectiveness:
CX410 Heavy Rain Test - https://youtu.be/mY9HmGK9ezg
Despite the size and price-point, the CX410 has an incredible image sensor and optics which result in high quality colour night vision with very smooth motion and minimal motion blur without the need for infra-red and in the majority of cases, without visible illumination. When visible light is required, the 4x warm LEDs when under Smart and Auto modes only illuminate to the required intensity, which prevents areas being blasted with light throughout the evening resulting in much more subtle illumination. Powerful motion detection settings for humans, pets and cars allow the user to fine tune these parameters to best suit their needs and environment. The next generation features including toolless adjustment and waterproof caps are welcome improvements on previous models and demonstrates ReoLinks’ receptiveness to customer feedback. My only hope is that there will be a 4K version coming out too which can neatly integrate with the RLC-811a style cameras where a more discreet approach to low light colour security is required. I would recommend this camera where infrared light cannot be used, or where colour imaging is required for night-time surveillance.

Cave Ogre - Forlorn
Hello everyone! Here’s a more simple post depicting a new monster; the cave ogre.
These sentient beings have very basic intelligence and can adorn themselves with bones and hides of animals as well as a variety of materials taken from humans as shown here. They enjoy collecting trinkets and items to cover themselves with or store in their lairs. They are capable of using rudimentary weapons like clubs made from trees or rocks but usually they are strong enough to take down their prey with arms and saw-like lower jaws. Cave ogres are unique in that they have lost their eyesight and rely on sound and their powerful sense of smell in order to navigate the dark underground caverns they call home.
I imagine these creatures being quite human-like in their anatomy but have their differences of course. Mainly in the head. He’s got a helicoprion-like lower jaw and no eyes. They also have massive trunk legs to help support their weight. Not much else to it.
If you like my work feel free to check out my website at www.kevincatalan.com where you can find a form if you’re interested in commissioning me for your own project! Thanks for looking!

What is this one? Oh my there all coming out tonight…
I’m wondering if the weather changing so drastically is making all these weird insects or pests whatever you want to call them come out! I’ve never had an issue before in my home and now it’s like I see something diff every night. Maybe someone can help. We were told we had a mite infestation now I the oak trees on our street. Hence getting bit and having rashes, but can’t see them. But this is getting crazy now. What happened to just gold old June bugs or rollipollis? Lol…

2023.06.10 07:30 Electric-Gecko What would be a good set of principles for macro-level wealth/revenue distribution?

Under Georgism, people get to keep the money they earned through productive activities, while wealth absorbed by the surroundings is shared. At least this is the ideal which a Georgist taxation system should come close to. But the next question is, how widely should the land value tax revenue be shared?
This isn't a discussion about global distribution. Right now I want to focus mainly on how revenue should be distributed between administrative divisions within a single sovereign entity. Can we have a similar set of principles for what kind of land value should be kept local, and what kinds should be redistributed further? The rules that are used for this would have an effect on regional migration.
I know that some people here favour a flat percentage being distributed between multiple administrative levels of government, and aren't interested in anything more sophisticated. If you are one of them, this is not the discussion for you.
The land value captured in a land value tax can have a variety of causes. Some of it is from natural factors, such as weather, fertile soil, water bodies, views, etc. Some of it is from man-made sources, such as nearby roads, restaurants, museums, shops, services, electricity, water infrastructure, etc. Some of it may be just by having many people nearby, as that means more potential customers. From what I've read, it may be possible to get an estimate of the relative contribution of these factors using multiple regression. Trying to make it detailed enough find the contribution of individual businesses and other organizations is likely to run into some correlation-causation problems, and become gameable as a result, but I suspect that it can be used to get a decent estimate of the contribution from natural factors, and the combined contribution from man-made factors. Should some sources of land value be largely kept by the municipality, and some spread further to the rest of a state?
The one thing I can comfortably say should be spread further is rent from natural resource extraction. Therefore you don't need to live in the municipality where the resources are extracted in order to benefit from the revenue generated. However, this would be captured by a different tax. The simplest approach is an auction on the right to chop down a set of trees, or to extract mineral resources at a given site. In the taxation system I envision for Canada, & perhaps other federations, a majority of this revenue, perhaps 75%, would go to the federal government, with the remainder going to the provincial (or state) governments. Each province would have a land value tax on private property, with the revenue split between administrative divisions (ie municipalities) and the provincial government based on principles we can discuss below.
Some of you may have seen my previous post where I propose a system to distribute land value tax revenue between the administrative divisions where they are collected and the state government. This method results in municipalities with more land value per-capita having to give away a larger percentage. I have since done much mathematical research and work on the idea. Here is a newer version of the formulae. However, there are concerns that my system doesn't allow cities to benefit enough from the their capital investments, as too much of the gain in land value would have to be given away to another government.
One solution to this would be to feed 100% of revenue from natural sources into this formula, but only a portion of that from man-made sources, with the rest going directly to the municipality. It intuitively makes sense that municipalities should be taxed at a higher rate for naturally-occurring land value than artificial land value. However, wouldn't this result in municipalities doing less to protect their natural sources of land value? To protect their water and soil from pollution, as having it intact causes more money to leave the municipality? I feel like my formula is good enough at preventing this for cities with average land value per-capita, but not for those at the extreme high end. Unfortunately, the principle that cities should be rewarded for protecting their natural wealth largely contradicts the principle that cities with more natural wealth should be charged more. So I don't know if it's possible to do better.
Another option would be a system where municipalities register their capital investments, and then they get a larger share of the revenue until those investments are payed off. But this doesn't work for services.
What would be a good set of principles for deciding how much revenue a municipality gets to keep, and how much it should give to higher levels of government? What are some factors that can be involved that give good incentives while allowing a significant degree of equalisation?
Should capitalization rate be a factor?

2023.06.10 07:19 reptarcannabis Looking for a job

Hi I 33m currently in USA looking for cannabis Job in Thailand. I have an extensive cannabis resume that includes professional farming, teaching classes, licensed professionally growing for over 7 years, and have been growing/breeding for myself over 17 years. I have my TEFL (teaching English as a foreign language) license that I earned teaching English in Thailand 🇹🇭 a few years back when I spent some time on organic farms in the north of Thailand learning fermenting fruit for turning into farm nutrients for cultivating food crops, but that was before cannabis was legalized. I took the knowledge home and have been dialing it in for farming cannabis. Looking for advice on where to start my search employment/ living situation. Thanks 🙏

2023.06.10 07:15 GracefulIneptitude Backyard wedding questions

My fiance and I are buying a house with an acre of lightly wooded back yard. We don't have a patio or anything with solid ground outside and the neighbors are a normal middle class suburban distance from us, if that makes sense (some lawn between us but no one owns an estate). The yard is beautiful, fenced, and mostly flat. Beyond the back of the yard is a stretch of woods and an interstate, which is typically quiet unless some AH with a motorcycle goes by.
Ideally I would like to invite about 100 people but am doubting that many of those people would be able to show up (they would travel across the country, many with small children). I have been considering various venues but have started to wonder if it would be cheaper to host the wedding at my new house and just hire catering and a live band. I'm not sure if that would work and haven't figured out many details at this stage. Here are my questions:
  1. How do you deal with not upsetting the neighbors with the noise? I thought maybe telling them ahead of time and inviting them to come to the reception would be nice, but it wouldn't really fix that I assume things would be loud until the party ends. The whole thing would be outdoors, after all. The inside will not be updated for some time and isn't really a good entertaining space in its current state. I have to budget for one thing at a time, here.
  2. How much space do I need for that many people? I have no sense of that. For the reception, I thought about renting a dance floor, having an area for outdoor games, and tables (obviously). Do I even have enough room? I've heard that it might be best to use the front for the ceremony and the back for the reception but I'm not sure that would be so great since the front is just a small lawn and there would be a lot of cars along the street right there... There is a nice hazelnut tree on the edge to the side out front. Maybe diagonal toward the tree so we aren't all facing the road. Idk about that one...
  3. How do you handle rain in a wooded yard? I would imagine tents would be an issue. I'm not sure how to do that. Am I just screwed?
  4. Would catering use my kitchen? Is that a thing? I wouldn't mind and it might make things easier for drinks to be served from the kitchen but I don't know how that works. Do I need a separate space for food and bar people?
  5. Is it silly to invite people to travel for a backyard wedding? I'd be self conscious about it.
  6. I have 4 spare bedrooms but we don't have beds for them yet (we are upgrading and have to do these things slowly) so perhaps some of the wedding party can crash if we figure something out for furniture. Would I want them to? Tell me from experience please!
  7. Will this really save us a lot given that we have to hire staff and catering and rent accommodations like chairs/tables/tents etc instead of having that all included in the wedding package? I was hoping this would free up money for a band/entertainment or maybe we'll pocket it and put it towards the home improvements.
  8. Anything I haven't considered that I need to know?
